General Rental Conditions


1 - The number of people staying at the property must not exceed the number of persons scheduled and paid for. The leaseholder cannot give another use than the holiday rental neither can sublet the property. Parties or any other events are not allowed in the property.

2 - Payment is 35% percent with Credit Card/Debit or Bank transferer of the total amount on booking and is non-refundable. The remaining balance is payable 21 days before entry date via Bank transfer. If the stay is of 2 weeks or more, the remaining balance can be paid on check-in day in cash. If the Check-in date is within the 21 days of making the booking, the 100% will be required.

The deposit paid can be used for future dates if due to the impossibility of traveling due to causes attributable to the Covid-19 Virus such as confinement measures or border closures.

3 - The tenant agrees to accept and abide the rules of every community and to respect the peace of neighbours in the property and in the common areas.

4 - Pets of any kind are not allowed in this property.

5 - If the above conditions are not fulfilled, the agent or owner will have the right to evict the tenant without any refund.

6 - Within 3 days of arrival, the tenant has to inform of any problems they find in the property.

7 - At the end of their stay, tenants are obliged to leave the accommodation in similar conditions to the ones they found on their arrival. Otherwise, guests may be charged for additional cleaning if they leave it very dirty or in disorder and /or reparations or replacements of lost or broken items. In case a supplement has to be charged due to misuse of the property, the charge will be made on the credit/debit card indicated for the reservation, if the payment is by bank transfer, Credit Card details will be needed on booking confirmation.

8 - It's strictly forbidden to remove any furniture or object and take them to another property, when other accommodations are occupied by family member or friends for example.

9 - The features of each apartment are shown on our website, not all properties have the same facilities or equipment. If you have any particular requirement, you should inquire before booking. For your information, not all the properties are equipped with coffee machine, pressure-cooker, beach towels, washing machine, dish washer, hair dryers etc. unless the description of the property states different. The decoration and equipment of the accommodation does not affect the price.

10 - Neither the agent, nor the owner of the property are responsible for any work that is done next to or around the rented property. We will proceed to change the accommodation in the event that the noise or inconvenience caused by such works affect directly. If we do not have another option to move you, we will refund a percentage that will be confirmed once the problem has been studied. They will not either be responsible for possible delays or advance in the opening and closing of swimming pools or common areas, so no amount will be refunded. If there is another property available with pool, the cost of the new rental will be charged to the client.

11 - According to Decree 28/2016, of February 2, of the homes for tourism purposes, you will be provided with bedding and towels for the number of people hired. Beach and/or pool towels are not provided.

12 - If for any internal reason, the owner or agent is obliged to cancel your reservation, we will communicate it and would do our best to offer you alternative accommodation of the same standard (according to the agency) and if possible, in the same/similar location. If the client doesn't accept this option, we would refund the full amount paid for the reservation, without compensation of any kind. If the cancellation is due to unforeseen reason beyond us, there will be no refund.

13 - Should a disagreement regarding the interpretation and execution of the above conditions take place, the dispute would be taken to court. Spanish law will be used as the basis for deciding the dispute and the law court in Torrox will have jurisdiction.
